I love visiting Seattle. The downtown is fabulous but so too are the many neighborhoods throughout the city. Each neighborhood has its own flavor which I appreciate. Like any sizeable city, Seattle has several upscale neighborhoods where the well-to-do and outright wealthy reside. Several of these are waterfront which is also typical. Here’s the list of Seattle’s richest neighborhoods along with some great photos.
11. Montlake

Montlake, nestled just northeast of downtown Seattle, is a charming, affluent neighborhood situated between Portage Bay and the Washington Park Arboretum. Developed in the early 1900s, Montlake has long attracted professionals and families seeking a quiet, picturesque environment while remaining close to the city’s core. Its classic Craftsman-style homes and tree-lined streets reflect the area’s rich architectural heritage. Montlake is also known for its proximity to outdoor spaces like the Arboretum and the Montlake Cut, making it ideal for nature lovers and boat enthusiasts.
10. Hunts Point

Hunts Point, located about 10 miles east of downtown across Lake Washington, is a tiny peninsula known for its opulent estates and celebrity residents. With only a handful of homes, many with private waterfront access, Hunts Point offers unparalleled exclusivity. Its lush, secluded environment, combined with proximity to the tech hubs of Bellevue and Redmond, makes it a prime location for tech executives and entrepreneurs. Notable for its privacy and peace, this area is a retreat for Seattle’s ultra-wealthy, including Microsoft co-founders and high-profile business leaders.
9. Queen Anne – South Slope

Perched just north of downtown, South Queen Anne is famed for its iconic views of the Seattle skyline, Elliott Bay, and the Space Needle. This historic neighborhood features a mix of Victorian homes and modern townhouses, giving it a blend of old-world charm and contemporary sophistication. Originally developed in the late 1800s, Queen Anne has been a symbol of wealth since its inception. The neighborhood’s proximity to Seattle Center, restaurants, and cultural venues makes it an attractive choice for affluent city dwellers who value convenience and culture alongside luxury.
8. Capitol Hill – North

North Capitol Hill, just minutes from downtown, is one of Seattle’s oldest and most affluent neighborhoods. With a history rooted in the early 20th century, it features grand mansions built by the city’s early industrialists and politicians. Many of these homes have been meticulously preserved, adding a sense of history and prestige to the area. Its hilltop location offers breathtaking views of Lake Union, the Space Needle, and downtown. The neighborhood is known for its proximity to Volunteer Park, a lush green space with the Seattle Asian Art Museum and a historic conservatory, attracting affluent professionals and families.
7. Magnolia

Magnolia, set on a peninsula northwest of downtown, is known for its stunning views of Puget Sound and the Olympic Mountains. Although it feels somewhat isolated due to its geography, it’s only about five miles from downtown Seattle. Discovery Park, Seattle’s largest green space, is located here, giving residents access to hiking trails, beaches, and scenic overlooks. Magnolia’s quiet, family-friendly atmosphere and elegant homes—ranging from 1920s Tudor-style houses to contemporary estates—make it a prime spot for Seattle’s upper class seeking both beauty and privacy.
6. Windermere

Located northeast of downtown, Windermere is one of Seattle’s most coveted waterfront neighborhoods. Developed in the 1930s, it features sprawling estates with expansive views of Lake Washington. Many homes in Windermere boast private docks, catering to residents with a passion for boating. The area is home to Windermere Park, offering a private community space for picnics, tennis, and beach access. Windermere has a suburban vibe but is just a short drive from the city center, making it ideal for wealthy professionals who want tranquility without sacrificing convenience.
5. Denny-Blaine

Founded in the late 19th century by two Seattle pioneers, Charles Denny and Elbert Blaine, Denny-Blaine is nestled along the shores of Lake Washington, just three miles from downtown. It’s famous for its large estates, tree-lined streets, and proximity to the lake. The neighborhood offers a quiet, serene environment, yet it’s close to the urban center. The famous former residence of Kurt Cobain adds a historical layer of intrigue, drawing visitors and rock fans. Denny-Blaine’s discreet wealth and low-key luxury attract some of Seattle’s most influential figures.
4. Madison Park

Madison Park, located five miles east of downtown, is a picturesque lakeside neighborhood that combines luxurious living with a laid-back atmosphere. It started as a summer resort town in the late 1800s, attracting wealthy Seattleites looking for lakefront leisure. Today, Madison Park offers upscale dining, charming boutiques, and private access to Lake Washington. Homes here are a mix of historic cottages and modern mansions, with residents enjoying access to both nature and the convenience of downtown Seattle. The area’s sense of community is strong, making it a popular choice for families and retirees.
3. Laurelhurst

Situated northeast of downtown Seattle, Laurelhurst is an affluent lakeside neighborhood with a rich history dating back to the early 1900s. Known for its large, stately homes—many with direct lake access—this area has long been home to Seattle’s wealthiest residents. The Laurelhurst Beach Club, a private waterfront club, is a key draw for families in the neighborhood. Nearby, the University of Washington adds a unique cultural and intellectual energy to the community, while the peaceful streets and lush landscaping create a suburban feel.
2. Broadmoor

Broadmoor is an exclusive gated community established in 1924, just north of downtown Seattle. It’s adjacent to the Washington Park Arboretum, offering easy access to beautiful green spaces. Broadmoor is centered around the private Broadmoor Golf Club, a hub for the local elite. The neighborhood is known for its multimillion-dollar homes, many of which have been passed down through generations. Living here offers ultimate privacy, with high security and the allure of old-money charm. It’s a favorite among CEOs, political figures, and legacy families in Seattle.
1. Medina, WA

While it’s own entity and not technically a neighborhood of Seattle proper, I include Medina because it’s close to Seattle and it’s by far the wealthiest enclave in the area. Located just across Lake Washington from Seattle, is one of the wealthiest and most prestigious communities in the Pacific Northwest. This exclusive enclave is best known for being home to high-profile residents, including Bill Gates and other tech executives. Medina was incorporated in 1955, but its roots as a luxury retreat go back even further. The neighborhood offers large estates with sprawling lakefront properties and breathtaking views of both downtown Seattle and the Olympic Mountains. Despite its small size, Medina provides a strong sense of privacy and seclusion, thanks to its tree-lined streets and gated homes. The community is centered around outdoor activities, with access to private beaches, parks, and the Overlake Golf and Country Club.
