MIAMI (March 7, 2022) – Leading developers Related Group (Related) and Integra Investments – alongside premier brokerage ONE Sotheby’s International Realty – have officially launched sales on the East Tower of The St. Regis Residences, Miami.
Located in one of the city’s most highly sought-after neighborhoods and boasting designs by world-renowned visionaries, Robert A.M. Stern Architects (RAMSA) and Rockwell Group, demand for the luxury condominium has surpassed all expectations.
Known as a catalyst behind Manhattan’s golden age, the St. Regis Residences brand makes its Miami debut at a similar inflection point in the city’s history.
“Much like the original St. Regis hotel brought about a new era of glamour and classic sophistication for the Empire State, The St. Regis Residences, Miami, are ushering in a new era for Brickell and all of Miami,” shared Jon Paul Pérez, President of Related.
“Our entire development team is honored to have the opportunity to bring such a storied brand to this city, especially when energy and optimism around our region’s potential is at an all-time high.”
The East Tower’s sales launch coincides with record-breaking demand for South Florida real estate. ONE Sotheby’s experienced this demand firsthand, reporting $63 million in development sales in December 2021, up from $28 million in January 2021.
“As South Florida continues growing into a nexus of design, culture and luxury, The Residences present a rare opportunity to call one of the city’s most sought-after neighborhoods home,” said Daniel de la Vega, President of ONE Sotheby’s International Realty. “There is no doubt about it, 1809 Brickell Avenue will go down in history as one of Miami’s most significant addresses.”
Curated to the pinnacle of architecture and design, all aspects of The Residences reimagine the brand’s iconic look and feel through a unique Miami lens. RAMSA’s designs celebrate the city’s rich architectural traditions, with both towers sharing a sweeping bell-shaped footprint and sleek, round forms that allow for endless views of the glittering bay and twinkling skyline.
The towers’ profiles offer a nod to the area’s nautical lifestyle, while boasting gentle curves and cascading terraces that extend from the towers and blend into the skyline and sea.
“We are thrilled that Related Group and Integra Investments have called on us to design The St. Regis Residences, Miami, on this pivotal site overlooking Biscayne Bay, our firm’s first residential buildings in Miami,” said Paul Whalen, Partner at RAMSA.
“Together we have looked to Miami’s rich architectural traditions, updated for 21st-century living, to celebrate one of the world’s great ports-of-call with geometries evoking two grand ocean liners slipping past each other.
These buildings will provide a welcoming, low-scale character on approach from the street or from the bay, while their crowns will mark the site from a distance as a gift to the Miami skyline.
We see this vertical community as an expression of the qualities that make Miami one of the most appealing places in the world to call home, an international resort city and cultural hub oriented to the sea and the sky.”
Indoors, Rockwell Group brings together the historic prestige of the St. Regis brand with Miami’s signature aesthetic to create timeless interior spaces that balance the elegance of Streamline Moderne-inspired geometry and the natural phenomena of the sea.
This blend of natural beauty and man-made touches permeates all areas, from the flowing travertine floor inlaid with fluid bronze lines and undulating stone walls in the East Tower’s reception area to the carved profile of the restaurant’s ceiling that references the tower’s form and lapping water.
“The interior concept for The Residences was inspired by Miami’s history as a major trading and travel hub from the 19th century to the present, as well as the city’s coastal location, unique ecosystem, and the building’s unparalleled views of the Biscayne Bay,” said Greg Keffer, Partner at Rockwell Group.
“Land and sea travel had a transformative role in the development of South Florida, from the extension of the East Coast Railway to the establishment of the Port of Miami, which attracted travelers by train and cruise ship to explore the ‘magic city.’ All of these ideas have informed our interiors’ blend of leisure and luxury.”
The focus on design and elevated lifestyle extends to the property’s over 60,000 square feet of hand-curated amenities.
Each tower boasts independent lifestyle offerings, including a signature tearoom, a state-of-the-art fitness center and open-air exercise deck, cutting-edge Golf VR room, a sky-level bar with sweeping water views, and numerous gathering spaces.
A central spa area – complete with private treatment rooms, as well as cold dip and regulation lap pools – will connect both towers and serve as the central communal space. Owners and guests will also enjoy the brand’s signature Butler service and a collection of museum-quality art.
The East Tower’s 149 residences offer a similar bespoke experience. All homes will be bathed in natural light and offer a subdued color palette with luxurious detailing, including light oak cabinetry, bronze fixtures, and a monumental stone-topped island.
Master bathrooms include separate double vanities and powder rooms as well as opulent freestanding bathtubs. Homes will range from a 2,300 square foot two-bedroom to 8,900 square foot duplexes, with prices starting at $2,800,000.
