This project began as an existing single story brick and metal roof house, constructed in 1903. The original high integrity structure had only minor improvements to the rear of the property since its construction. The redesign was planned to restore and enhance the character of the existing building while adding a thoroughly modern rear extension, creating an interesting and appealing 3 bedroom home.
The addition was crafted to highlight a clear separation between the old and new sections of the home, while simultaneously upholding the personality and low profile view from the street. The contrast between original and new structures is articulated via build materials and a level change, and is clearly visible when moving from one space to the other.
The upper level “white box” space appears to hover, offering shade for the fully glazed ground floor rooms. It has been oriented for maximum sun exposure and to overlook the open courtyard space.
A discrete structure houses the garage and hosts a desirable roof deck, accessible from the primary bedroom and offering expansive city views. Aluminum louvers on the primary bedroom windows provide a modicum of privacy.
When approached from the street, the home appears unassuming, as a traditional brick home, disguising its thoroughly modern update.
The lengthy courtyard features a lush lawn, walking path, and large patio dining space. The living room opens completely via sliding glass panels for easy access to the outdoors.
The red brick patio sits next to the large kitchen windows, with a rustic dining set at center. From here we can see the louvers providing shade and privacy for the upper floor bedroom, at right.
Entering the home, we see the living room, centered on an animal skin rug with a midcentury modern reclining chair, trio of carved wood tables, and die-cut coffee table. The rich hardwood flooring spreads across the entire home on this level.
In the large open space running next to the courtyard, we see the small formal dining space next to a set of floating black metal stairs. White concrete flooring, red brick walls, and contemporary furnishing combine for a richly textured appearance.
Viewed in the opposite direction, we see the white marble flooring contrasting with the charcoal toned walls. An elegant set of low profile modern furniture centers around another animal skin rug beneath a bold pop-art painting.
The sleekly modern kitchen centers on a lengthy island with stainless steel countertop. With a built-in sink, range, and dining space, the island shoulders most of the function, while sleek white cabinetry hides everything else in the room.
The primary bedroom is awash in bright white tones, with sensuously curved walls and sleek flooring. Full height glazing is shaded by the set of aluminum louvers, at left.
The primary bath is a feat of minimalist beauty, with large format tile flooring and a massive walk-in shower enclosed in glass. The white pedestal tub sits below a large window, with simple natural wood shelving at left.
