The main house and landscaped grounds comprise the main property sales offering. The Mesa Vista Ranch comes complete with everything from bird dogs to a waterfall. The only exclusions to the sale were Pickens’ personal effects, his livestock, and his art collection. The main house and its adjoining property carry an asking price of $170 million.
Purchasing the main house and grounds includes multiple structures. You would own the Lodge Compound, a set of buildings designed for entertaining or housing large groups. The multiple structures comprising the Lodge allowed Pickens to hold business meetings at his ranch.
Surrounded by manicured lawns and a maze hedge with its own tree-lined park, the complex features a dining hall with intimate tables for small group dining with a large attendance. It also features a library with reading alcoves and cozy conversation areas comprising overstuffed sofas and comfortable chairs.
Just six miles to the southwest, but still on the ranch property, sits Boone’s Lake House, as it is officially named. The large domicile measures more than 11,500 square feet of living space. Numerous porches and balconies overlook the lake and grounds.
The waterway on the property includes a dam with a bridge that makes a lovely drive. Among the unique structures that Pickens erected on the waterway, you’ll find a large man-made waterfall. Smaller, natural falls also rest beneath a walking bridge near the property’s chapel.
Yes, if you buy this ranch, it comes with its own church where Pickens once got married. The ranch also includes its own airstrip. It can accommodate small, private planes. The airport includes a hangar building.

The secondary property offering consists of 15,708 acres of land referred to as the Mesa Vista East Division or MVR East Side. This purchase consists only of land and carries an asking price of $20,000,000.
Once described by Pickens as offering the “world’s best quail hunting,” the more than 100 square mile Mesa Vista Ranch lies within the Eastern Texas Panhandle. The secondary property site includes no buildings, only breathtaking views, and some of the best quail hunting grounds.
How to Purchase Either Property
Both pieces of land are offered exclusively with Charles S. Middleton and Son. You can purchase these properties, co-listed by agents Sam Middleton and Monte Lyons, separately or together. Contact either listing agent to join the registration process for entering an offer for the ranch. Although not included in the asking price, you can purchase the livestock separately. The long-term ranch staff has indicated that they would like to continue in their positions with the new owners.
