Not everyone has a 1,000 square foot living room. In fact, 1,000 square feet is the sum total of many apartments and condos. I’ve spent a significant part of my adult life living in apartments approximately 1,000 square feet.
Previously I wrote about my first sofa buying adventure where I chose a beautiful red sofa that I couldn’t get into my apartment. I had to return it and find something smaller.
Except, I ended up with a bigger sofa. How? I bought a smallish sectional sofa. Because it’s 3 pieces, I could easily get into my apartment and arrange to fit my apartment.
While sectional sofas are often used in large family rooms and basements, they can also be an excellent sofa choice for small spaces. The key is finding the right one.
What’s considered a small sectional?
- 70″ to 79″ wide is very small.
- 80″ to 100″ wide is small.
- 100″ to 120″ wide is a reasonably small relative to many large sectionals.
These days “modern” sectionals are popular. They’re really Mid-century modern, but I’m not going to split hairs. Most people search for modern sectionals and the stores call them that, so I’ll play along.
Don’t necessarily confuse small with cheap. Yes, some of our featured small sectionals are on the lower end of the price spectrum, but not all. If you’re looking for inexpensive sectionals – see our 40 sectionals for under $500 as well as 100 sectionals priced at $500 to $1,000 and if it’s not a sectional you’re looking for, see our collection of small regular couches here.

1. Wayfair
What I love about Wayfair is their huge living room furniture selection, which is easy to navigate because they have one of the best search filters I’ve seen with online furniture merchants.
Moreover, Wayfair offers a great selection of inexpensive modern sofas that will work in smaller rooms.
Modway Loft Leather Sectional
Size: 30.5″ H x 91.5″ W x 63.5″ D Weight: 193 pounds
Here’s a great Mid-century modern light brown sectional with stainless steel frame (with exposed stainless steel legs).
While the color isn’t the most popular choice for people, it works great in white living rooms or rooms with plenty of wood.
Note – you can detach the chaise lounge from the loveseat to create more seating options.
Creative Furniture Manhattan Chaise Sectional
Size: 33.5″ H x 94″ W x 38.5″ D / Weight: 305 pound
This is my favorite small sectional. I love the contrasting colors, sleek design and it’s extremely comfortable with plug seating cushions and back cushions. An added benefit are the platform tables on each end… although these do add to the size, which may preclude it as an option in very small spaces.
It’s a sturdy build with a wood frame (just look at the that foundation). It’s like a platform couch, which looks great and is very sturdy.
Gold Sparrow Detroit Convertible Sectional
Sofa Size: 28.35″ H x 79.13″ W x 31.5″ D / Weight: 103.62 pounds
Here’s a classic Mid-century modern style sofa in grey with chrome legs.
It’s a under 80″ in width, which is very small and would fit in most small living rooms, yet comfortably accommodate 2 people (one lucky person stretching out on the chaise lounge portion).
Note, the cushions can be removed/rearranged.
Poundex Bobkona Sectional Sofa/Ottoman
Size: 37″ H x 110″ W x 72″ D / Weight: 241 pounds
Poundex Bobkona is an extremely popular sectional brand usually garnering excellent customer reviews.
This black leather chaise lounge style sectional is a great look for most rooms. It can work in a more formal setting or a casual living/family room.
Hokku Designs
Size: 31″ H x 78″ W x 25″ D / Weight: 160 pounds
With Hokku, you’re definitely getting the latest in modern furniture and their sectionals are no exception.
This particular model is a conservative modern design that would work great in a less formal living room… and it’s mighty comfortable.
Look closely, you’ll see the legs are chrome plated which provides a strong base and looks great. Otherwise, it’s a wood frame.
Creative Furniture Bella Sectional
Size: 39″ H x 92″ W x 44″ D / Weight: 350 pounds
One of our few L-shaped sectionals that make our list, this option by Creative Furniture offers plenty of seating for 3 people, yet it’s relatively small measuring well under 100″ in width.
Materials include leather, wood frame and high density foam.
Gus Modern Jarvis Bi-Sectional
Size: 31″ H x 96″ W x 72″ D / Weight: 176 pounds
Here’s something a little different. The two pieces fit together or look great separated.
At 72″ in width when combined, this is about as small of a sectional you’ll find. The neutral grey works in most rooms – especially white, black and even rooms with plenty of color.
Pangea Home Nolan Sectional
Size: 30″ H x 102″ W x 70″ D / Wt. 210 pounds
Here’s a beautiful chocolate brown chaise lounge sectional that’s very Mid-century modern in design. While it’s slightly wider than 100″ in width, it’s still of a size that can work in many smaller living room areas.
What I especially like about this design is it works great in both formal and informal rooms.
Wildon Home(R) Jean Reclining Sectional
31.5″ H x 71″ W x 37.5″ D / Weight: 100 pounds
This sectional is a futon as well.
Clearly this is a minimalist design being armless and sleek in design. It’s light, small and can provide decent seating in any space.
Hokku Designs Wrenmer Duotone Sectional
Size: 32.5″ x 84.5″ W x 68″ D / Weight: 137 pounds
This armless chaise lounge sectional is offers additional comfort in its reclining design and extensive cushioning.
I would restrict this sofa to a casual room.
Camden Sectional
Size: 33″ H x 86″ W x 56.5″ D / Weight: 144 lbs.
The legs are the stand-out design feature on this sofa. Its high back and plush cushioning are the stand-out comfort features.
It’s neutral dark grey make it good fit in many living or family rooms.
Hokku Designs Axis Sectional
Size: 34″ H x 115″ W x 74″ D / Weight: 215 pounds
I love this multi-tone sectional; however, it will only work in the right room design… preferably something with plenty of white and/or grey to match the sofa.
Its great design makes it look bigger than it is… coming in at a fairly small 74″ in width.
Creative Furniture Layla Chaise Sectional
Size: 38″ H x 84″ W x 40″ D / Weight: 275 pounds
If you want bright and modern, this is a great pick for you. It can be the stand-out design feature in any living room because of its highly modern design and red color.
Pangea Home Nolan Sectional
Size: 30″ H x 102″ W x 70″ D / Weight: 210 pounds
Looking for that uber white modern sofa? Look no further. This is it. When you think modern Florida condo, this is the sofa you’ll find.
Modern Furniture Warehouse
As the name implies, Modern Furniture Warehouse offers a large selection of modern sectionals. Most are fairly large, but the following is a good selection of smaller designs.

Tosh Furniture
Sizes: Chaise: 95″L x 39″W x 31″H / 3-Seater: 84″L x 39″W x 31″H
Yes, this is one bright sofa, but it’s solid and comfortable. Check out the small table extensions on each side.
This is what I call a platform sofa because it sits on a large platform, which looks great and makes it very sturdy. In addition to being comfortable, it looks fantastic.
Acme Furniture
Size: 83″L x 33″D x 35″H, Chaise 57″D & Ottoman: 47″L x 24″D x 18″H
This is one bright sofa and ottoman combo, but it is small. The accompanying ottoman turns this into an uber comfortable seating arrangement for 2 to 3 people (everyone can put their feet up).
Because it’s stark white, it works in many living room and family room designs. White is good like that… but it’s not so good when someone dumps a glass of red wine.
Armen Living Modern Sectional
Size: 108″W x 87″D x 32″H
This is a modern sofa with a receding back. It’s like a large curved chaise lounge, which is definitely a little different. It’s solid foundation makes it sturdy as well.
Baxton Studio Red Leather Sectional
Size: 28.5″ H x 100.5″ W x 66″ D
Okay, I admit it at this point… I like red sofas. My first sofa purchase was red (I had to return it because it was too big for my apartment). I like the sleek design of this option and of course the color.
Contemporary Sectionals for Small Spaces from Modern Furniture Warehouse
Size: 82.5″L x 64.75″W x 37.5″H
I’m including a few contemporary sectional designs just because it may be what you’re looking for.
This sofa is clearly not in modern design, but it’s contemporary.
It’s large, solid and comfortable… perfect for a small family room, den, office sofa and perhaps an informal living room.
1000 Sectional Sofa
Size: 106/65″W x 38″D x 34″H
Another casual, contemporary chaise lounge sectional. This is a great option for a nice looking sofa in a small space that’s comfortable.
While it’s not my first pick, it’s not a bad pick, depending on your room and priority in a sofa.
Jefferson 2 Piece Sectional
Size: 38″H x 114/76″W x 41″D
I really like this contemporary sofa. Maybe it’s the unusual color (most are white, chocolate, grey or black). I also like the texture of the fabric as well as the smooth surface of the design.
Yes, it’s a bit chunky (compared to sleek modern versions), but it looks good and would work in a living or family room.
Amazon
Amazon offers a huge selection of sectional sofas. Here are 2 perfect for smaller rooms. for sectionals at Amazon.
Homeglance 2 piece sectional sofa
Size: 88″W x 60″D x 35″H
I love the look of this model, but the pillow cushions aren’t to my style. They’re too small and there are too many of them. That said, the backing of this sofa gives of a unique style and that’s why it’s included in this gallery. While I tend to select designs and furniture I like, I try to offer diverse options because what I like isn’t the be-all and end-all.
Bobkona Reversible 3-Piece Small Sectional
Size: 65″ W x 31″ H x 37″ D.
I’ll end with a fabulous Bobkona sectional with storage ottoman. I don’t think many living rooms can go wrong with this sofa… unless you don’t like white.
