Introduction

Ever had that someone in your life who only calls you when they need money?

Well, for me, someone is my married with kids younger brother, Donnie – or Dodo-when he is out of earshot.

Take the other day, for instance, my cell rang.

[Caller ID-Dodo] Calling!!

I grit my teeth, “Hi D, whatsup Lil B?!

“How much? and for what bro?” Rolling my eyeballs.

“$ 4000 for a Four-Bedroom Contemporary Style House Plan?!” muttering under my breath-but mellowing-though still skeptical.

“Okay D, send me the link to the house plan bro, for a look-see first”

Looking at the house plan Dodo had sent, I gasped. It was a beaute!

Specifications

Planned to take up 2,700 square feet, Donnie’s 4-Bedrom Contemporary Style Single (or double-depending on his pocket) Story Prairie House Plan summarily comprises two (or four) bedrooms, 2.5 (or 4.5) bathrooms, and a three-car garage.

Single Story / Main Level Floor

Notably, the plan’s front elevation includes a roomy three-car garage just right for a car lover like my brother. Inside it, is one of the house’s two entrances- a door in the garage into the mudroom, and

Via the Door in the Garage: Covered Garage, Mudroom, Second Bedroom, Open and Closed Decks

Entering the house via the door in the garage, you stand in a surprisingly magnificent mudroom.

Decked with a relatively high ceiling, the mudroom has what looks like fitted laundry equipment all along the right wall, and to the left, stairs into the basement/future lower level. A door after the stairs marks a walk-in storage space. A wide short passage leads you out and brings you to the door of the second bedroom.    

This spacious second bedroom is en suite. It comes with a walk-in shower, washbasin, and walk-in closet. Like the mudroom, it is also graced with a high ceiling. Beyond the second bedroom, in the back, is an elongated C-shaped open deck – complete with an outdoor kitchen for those family Saturday barbecues.  The section

Going out of the second bedroom, you leave the door to the mudroom in front and turn right into a longish wide passage, past a full-size linen cupboard, guest toilet, den, (more about these later), and then into a Great Room.

Open-plan Great Room, Kitchen, and Dining Room

The aptly named Great Room is just that, great. Characteristic of the house plan, the Great Room has an equally high ceiling. Huge, bold, and obviously airy, it is warmed by a grand wood or electric fireplace. Double sliding doors to the right of the fireplace lead into an enclosed/covered deck section of the earlier mentioned elongated open deck.  The Great Room’s open-plan design makes it spill over into a uniformly high-ceilinged open-plan kitchen and dining room on its right and left sides, respectively.  

The open-plan eat-in kitchen hosts a large appetizing breakfast island. To add to that, kitchen amenities come in the form of double sinks and an eating bar with a large built-in gas stove in the middle.

Tucked in the left-hand corner of the Great Room and directly in front of the kitchen, is a homely open dining area. A section of the earlier mentioned elongated open deck runs along its back, while the enclosed/covered deck section of the earlier mentioned is to the left of the dining room.  A sliding door leads into the covered deck section to the left.

That’s the right side of  Donnie’s house plan via the mudroom door located in the three-car garage. What follows is a description of the left side via the front porch.

Via the Covered Front Porch: Den, Guest Toilet, Master Bedroom

Entering the house via its covered front porch that’s supported by large stone columns, you go up a few stone steps to the solid front door.  This leads to a moderate landing with the grand view of the earlier-mentioned Great Room.

To the left of the front door is a delightful high-ceilinged den. Accessible via double doors, an extra pair of doors reveals additional storage space. Adjacent is the earlier-mentioned modest guest toilet with a toilet bowl and single hand basin.

Coming out of the guest toilet and turning left, you go past the den doors, landing, and leave the Great Room to your right. This brings you to the remaining right side of the plan-the massively majestic Master Bedroom.

Coming complete with an en suite private bathroom comprising a walk-in shower, his and hers washbasins, and a free-standing tub; this personal space also impressively has a condoned toilet closet for added privacy from your spouse!

To enhance the privacy theme, a sliding door at the far end of the huge Master leads onto an exclusive open deck – just for two.

Optional Double-Story / Lower Level Floor Plan

Money permitting, Donnie could start by building the optional lower level of the house plan. Doing so would provide his family with two additional bedrooms, a home theater, a to-die-for rec room with a walk-out patio, and…a wet bar!

Extremely impressed by Donnie’s 4-Bedroom Contemporary Style Single Story Prairie house plan, I EFTed him the $4000 ASAP……Only to later find out the plan actually was less than $3000!
